How our model works 

Avonlea Villas is proudly registered under the Retirement Villages Act 2003, giving you financial security and peace of mind. When you join our village, you purchase the right to occupy a villa, under an Occupational Rights Agreement (ORA).

The outgoing Management fee is capped at 30% of the original purchase price, accruing at 10% per annum over three years. At the end of your time with us, you will receive your original price, less the Management Fee owing.

50% Capital Gain

 

However, at Avonlea Villas, we want you to enjoy a fairer and more equitable outcome. In addition, you will also receive 50% of the capital gain (after deducting refurbishment costs, if any) when the value appreciates. 

Fees

 

Village Fees and villa insurance payments are paid fortnightly and are designed to enable you to keep ongoing living costs budgeted and kept to a minimum. 

Each villa is priced at $420,000.
